4. Gas flue analysis

A key part of the gas safety certification service is performing a gas flue analysis test, which is similar to what mechanics do when checking the exhaust of a car.  This test ensures that your boiler is burning fuel safely and efficiently.

The analyser checks whether the combustion levels are within the acceptable range set by the boiler manufacturer.  If the readings are off, the engineer will adjust the boiler settings and retest.  In some cases, further work might be needed to correct any issues, but this test helps ensure your boiler is operating safely.

5. Safety device checks

6. Ventilation check

7. CO alarm check

As part of the landlord gas safety certification, we will complete your carbon monoxide (CO) alarm report to ensure they are installed properly and are compliant with the law.  Having a working CO alarm now a legal requirement in Scotland , as it provides an early warning if there’s a problem with your gas appliances.

Your carbon monoxide (CO) alarm must be a sealed unit with a built-in 10-year lithium battery.  Alarms with removable batteries are not permitted, as they do not meet current safety standards

How long does a CP12 gas safety check take?

A typical inspection lasts between 30 minutes to 1 hour, depending on the number of appliances and the condition of the property.

What happens if an appliance fails the inspection?

This is indeed a common question and one that often leads to confusion among landlords.

The key point to clarify is that a CP12 Gas Safety Certificate is a legal document, and once it’s issued, it cannot be altered, even if repairs are done at a later date.  The only exception is if minor remedial work can be completed by the Gas Safe engineer during the initial inspection.  In such cases, the engineer may be able to resolve the issue and immediately issue the certificate without needing a follow-up visit.

However, if the work required is more extensive and cannot be completed during the inspection, a new CP12 inspection must be carried out after the repairs have been completed.  This new inspection is necessary to confirm that the appliances are now safe and compliant.

A second visit for a new certificate is chargeable because the original CP12 cannot be updated to reflect post-inspection repairs.

Unsafe Classifications

During the inspection, gas appliances found to be unsafe are classified under one of two categories:

  1. At Risk (AR): This means that an appliance has a fault that could become dangerous if left unattended. If classified as “At Risk,” the engineer will issue a safety warning and will switch off the appliance, with the users permission to prevent further use until it has been repaired and inspected again.
  2. Immediately Dangerous (ID): This indicates a severe risk, such as a gas leak or risk of carbon monoxide poisoning, which poses an immediate danger to life or property.  In this situation, the engineer will disconnect the appliance from the gas supply immediately to prevent any further use.  The appliance must not be reconnected until all repairs are made and it passes a follow-up inspection.

In both cases, the engineer will issue a safety warning notice and record the details on the property’s gas safety report.  Remedial actions must be completed before the appliance can be used again, and a new CP12 Gas Safety Certificate will need to be issued after a second inspection to confirm the safety of the system.

If I pay for a boiler service, do I still need to pay for the CP12 Gas Safety Certificate for my boiler?

This is a good question that some landlords may be getting overcharged on.  The answer is no you shouldn’t be charged for both a boiler service and a CP12 Gas Safety Certificate for your boiler.

If you’re paying for a boiler service, you don’t need to pay separately for a CP12 Gas Safety Certificate for the boiler itself.  The checks carried out on your boiler during the CP12 inspection are the same as those checked during a standard boiler service.

The only additional cost would be if you want other gas appliances, such as gas cookers or gas fires, to be checked during the CP12 visit.  In that case, you’d only pay for those additional inspections.  This way, you avoid paying twice for the same checks on your boiler.

How soon will I get my CP12 certificate?

We aim to issue the certificate immediately after the inspection.  In most cases, you will receive it on the same day.

When is the best time to do my CP12, and what happens to the expiry date?

You can complete your CP12 Gas Safety Check up to two months before the renewal date without losing the original expiry, similar to how a car’s MOT works.  For example, if your current CP12 expires on 30th June, you can have it done anytime in May or June, and the new certificate will still expire on 30th June the following year.  This gives you flexibility in booking your inspection while keeping the same expiry date.

We recommend booking your gas safety check as early as possible within that two-month window.  This is important because, if the CP12 check fails for any reason, you’ll have time to get any necessary remedial work done while still having a valid CP12 in place.

Can tenants arrange the gas safety check?

Tenants cannot arrange the gas safety check themselves. Only the landlord or their letting agent is responsible for organising it.  However, tenants can request it, but the landlord must provide written permission if they want the tenant to arrange it on their behalf.
